Recapping the Latest Metro Denver Market Numbers
Here are the latest real estate statistics for the Denver Metro market.
The latest monthly numbers are in for Denver Metro real estate, so I want to quickly recap February 2022 and compare it to what we saw in January 2022 and February 2021:

Active listings are up 3.5% from January to February, but they’re down almost 40% from February 2021.

The number of closed homes is up 5% from January, but it’s down almost 20% year over year.

The average sale price was $647,776. That’s a 6.58% increase from last month and a 16.99% increase from last year.
A recent study showed that Denver and Boulder rank in the top five for showings per listing. Denver came in at No. 2 at just over 25 showings per listing and Boulder ranked No. 5 at just over 17 showings per listing. New estimates show that over 87.5 million households nationwide (about 69% of total households) could not afford to buy a median-priced home in 2022.

In February, the usual active number of listings at the end of the month is around 13,000. This isn’t a typical market, as we all know. This year, we had just 1,226 active listings, which is an all-time low.
Finally, the general decrease in inventory between January and February was 2.88%. This year, we saw an increase of 3.55% in supply from January to February, which represents a much-needed jump in inventory for our market.
